I guess I should note, I am coining the VeyporWare as a name in the post to get your attention. The computers real name is simply Veypor. |

Interesting item. Just noted they have a 6 month Warranty so anyone considering purchasing one that doesn't ride year round should probably either wait until Spring or get a written extension on the Warranty. |

The long term trend is always up. The short term fad is always a roller coaster that is dependent on a few factors. Chart the real estate prices in So Cal you will see that the prices are down when interest is up and the inverse. Over the long term there is a nice steady increase that levels out the wild ride the So Cal residents bet on. Other factors enter in to the equation like favorable business conditions, employment, average household income, affluent foreign immigration, etc., but interest rates are the easiest to follow. These other factors help establish new plateaus over the long term. Think of it as the "Floor and Ceiling" concept employed in stock analysis with the difference being that real estate tends to hold or increase the Floor over the long term. Current prices are way too high but sales are still there to support them as the locals are using their "Faux Equity" to move into better housing for only a few dollars more a month. The inverse is the upfront investment required for someone to break into the market can be disastrous to their financial well being. To support the current high levels, the locals are using the term "Sticker Shock" to thwart attempts of new entrants to the market to drive the prices downward. Is a bluff and won't hold the prices when the interest rates rise. Unless you either have the working capital to lock up in a long term investment, have a solid economic opportunity out there or an attractive corporate relocation program, watch the foreclosures listings if you are looking for a good investment and less painful entry before the prices head back down to a new Floor. Otherwise, be patient. |
