I did. I also know the seller is not an illegal alien. In a bigger town, I would likely have no such knowledge. I did ask what would happen if I didn't sign. She paused, then said that we would likely have one of their lawyers come to discuss it. I'm pretty sure though, it's just acknowledgement that it's been explained to the buyer. Refusal to sign it won't change your treatment under the regulations. | ||

I would think it would be the responsibility of the title company to ensure that any lien on the property, including taxes, would be documented, and taken out of the sale price. | ||

The next document they put in front of me to sign stated that the seller had checked a box on their documents stating that they were NOT illegal aliens. Pretty much CYA for the title co. Yes, that is what the title co. does. They can't get into what you will do with your taxes for that year though. In the case of this seller, he owned the property since 1991. I'm sure there are capital gains to be dealt with, but they aren't due until April 15, 2020. Putting liability on the buyer if an illegal skips out makes no more sense than making the buyer liable for a legal seller who defaults on their tax liability. There was a quick discussion about this regulation at my closing. My realtor made a comment about not knowing what can be done about the government imposing such regulations. I suggested "armed revolution". He just quietly said "preppin' every day". The title co. lady chuckled, but I'm not sure what she really was thinking. | ||

That's ridiculous - I can't imagine going after a BUYER when a SELLER defaults on taxes. If that was the case, why would any seller claim the capital gains on their taxes?? | ||

In previous centuries loyalty was to The King, or for most folk who never got near the big Castle, their local Baron, or whatever the local leader was called. He was the local militia organizer, had the refuge the village would retreat to in times of war and banditry, and the guy you'd follow to war when his King called upon him. Then the idea of Nationalism took root. You weren't a peasant under Lord Whatshisname, you were an Englishman, or Belgian. It's only been the last 200 odd years that being a free Citizen of a nation, a co-ruler with your fellow citizens, was a ideal, and even rarer, a reality. Personally, I'm loathe to return to the feudal system or direct rule by despots. | ||

Sweden isn't a third world country. Arguably it's one of the top nations on the planet, by many ways of measuring. True, it's been more than a century since they had a powerful Navy and could easily conquer distant lands, but I'll remind you that Hitler didn't even try to conquer Sweden, knowing it could be done, but at such a high cost Germany would be easy prey for his enemies. And Sweden makes some of the finest anti tank & anti aircraft weapons that n the world. ( by the end of WW2, Allied ships were using Swedish designed anti aircraft guns extensively... Thousands of them ) Sweden is one of the few countries that can still make state of the art fighter jets. The Gripen is par with the latest Russian designs, the Eurofighter or Rafale, and the F-22 is out of production. So arguably the best air superiority/attack planes made today. Far from a third world country. The scenario of a police revolt is unthinkable here, but Sweden is the size of California, with more than 1/4 it's population, and the police are restricted from enforcing the law in larger and larger areas, with bomb attacks on police averaging every other day. Not even in San Francisco or LA do police have to worry about being killed by a hand grenade when they show up to work. I dunno about you, but that might fray my nerves a bit. | ||

Actress Nicole Kidman & her husband donated a like amount. I don't think it's so much that her house in Australia is threatened, so much, it's that Pink's announcement made it a good time to jump on the train & encourage others. Typically an artist's fans will donate more than the ( real & not insignificant ) seed donation. Also props to the young woman who is giving nude pictures of herself to folk who donate to the various listed groups helping out. The father in me has conflicting feelings on this, I admit. I'll ignore the jokes and social commentary, and just say she's a more responsible, and better, human than most of Hollywood. And I really want to see what happens when some Hollywood star copies this to make political donations. I can see legal issues. And a big propaganda fight. | ||

Numerous California small towns esp those that have relied in the past on well water have run out of drinking water in past years under Brown IIRC. Bottled drinking water had to be trucked in for general distribution for flushing toilets. When you have to physically carry all the water into your household every day in jugs, you will use a lot less than the 100 gallon per day ration. |
