Well, Melissa and I have been looking to buy a house somewhere in the NYC area for awhile now - a quite frustrating experience actually. So with all the poorly built/un-maintained houses at ridiculous prices I started wondering: what would it cost to build new?? Land, of course, is quite expensive as well, but depending on building price, we could end up paying the same for a newly built house as for some of the crap we've seen. I've been told that building here in the city runs between $125 - $200 per square foot. The low number being slum lord apartment development, the higher number decent quality including filing and lawyer fees. I would prefer a solid brick/cinderblock construction with basement and garage space. So, has anyone done this? Doing this for a living? What are your thoughts on the sq. ft. pricing? How long will a build like that take to complete? Am I going to drive myself crazy trying (a short drive as it is ) Any other thoughts, advice etc. Thanks Henrik |

Henrik; my house in Atlanta cost $85/ft, lot included. Come on down! I just advertised this house and it was on the net for 8 hours when a couple from NY calls and we will have a contract in place today. One Call One Sale is my motto. Tripper soon-to-be-former-house |

Henrik Give me a zip code Class of construction: economy, average, custom, luxury Type of residence: 1 story, 1.5 story, 2 story, 3 tory, Bi-level, Tri-level Exterior wall construction: wood frame, brick veneer, solid masonry Then I can give you a ball park square foot cost to construct. DAVE |

Tripper; congratulations both on an exceptional price on the house and on the, hopefully, quick and painless sale. Great looking house and a killer good deal for the buyer - price is absurd compared to the city - about 1/3 (or less) of the prices here. Did you build the house yourself? Henrik |

Dave - awesome: Zip code: 10471 Class: Average (would love luxury, but not realistic ) Type: most houses are on tiny lots: 20-40 x 100 and are built as 18 x 32 ft., 2 story houses with full basement. I have a lead on a 35 x 100 lot, but have no particular house plan in mind. Exterior: I'd prefer solid masonry, but that may be out of my price range. I'd be open to suggestions for best compromise between price and quality/durability. Thanks Henrik |
