So found a weird random leak (only when it rains)on a pipe that is between the walls of my house.

So I go to the Township to get the prints in hope that they included the plumbing schedule or elevation on the layouts(some prints do)


well they don't 'think' they have the plans cause the house was built in 1973 and they 'don't know' what happened back then.

Even though by a law enacted in 1972 in the State of Michigan that starting Jan 1, 1973 the Township needs to retain all layout of houses, buildings and structures on hand.

So I guess next time they want their taxes I'll have to use that excuse!

Did you try finding out who filed the original building permit? Could lead to the architect who may still have if not your specific plan, then a typical plan if your house was a "model" type.

Spidey, finding those drawings is a pipe dream! Have you checked for a leak at the roof on the stack that vents that pipe? A lot of times water will run along the pipe a long way from where it actually starts.

Leaks when it rains....

I would start looking real hard at the vent tubes where they exit the roof. Also sometimes an errant nail or screw will go through the vent tube while fastening it to the framing and when rain falls into the vent pipe opening it follows the nail down making it look like a leak. Also look for soffit returns that are slanted towards the house or gutters that are overflowing with water and following nails to inside the soffit box then running into the house.

Try running water on the roof and look for the leak, then get your utility knife out and start cutting away the drywall to try and find out where it is coming from.

That is the next step I am working on right now.


as for the vent pipe,

I have already been to the attic and looked over all my options.

This is not a trouble shoot thread (believe me I have been and am still working on a ton of WTF scenarios cause all the normal ones have since passed and failed) it is a vent at the retarded township thread...

It's gotta be the air conditioner that what "I" get told every time a roofer can't find a roof leak..."the roofer says it has to be the a/c unit....lol.

Good luck on getting accurate prints...in my years, I have found that the "as built" rarely matches the "prints" if there actually were prints with a defined plumbing section.

BUT first... Stick your nose in the vent pipe and take a BIG wiff!!! lol

When the dumb-a$$ plumber put one of my vent tubes in.... he shoved it in from the bottom, then pulled it back down. When he did that it pulled the rubber flange down, making a nice place for water to collect, run down the pipe and ruin my ceiling.

well seeing as everyone wants to trouble shoot here ya go

Not to scale

There are no leaks from the roof, soffets or windows. It only has a smallllll amount of water that trickles down the 2" pipe only when it rains. No other visible moisture, leaks or water damage ANYWHERE ELSE

These pipes are between interior walls.

The 2" pipe shown does not drain any water from the second floor, is not visable in the attic, and only drains the vanity on the first floor and a sink that was a wet bar that has since been capped.

You can see in the drawing that the 2" merges into the 3" in the basement just before termination into the ground

2" should be a vent at second floor level which means if it is piped properly and not quick vented, it should tie back into main stack (3") between 36"-42" above second floor grade. If it is just a small amount of water you are getting, the educated guess would be that the tie in connection is leaking,weeping the rain water running down the inner wall of the 3" from the roof terminal.

Oh, bye the way, If I am correct I will be billing you at my company's going rate for a minimum service call since I am on the job now!

Don't let those vent flashings fool you.
I have had several instances of a tiny place on a flashing, a tiny stream down the back of a pipe. Through the attic and two or three floors of house, and then drip off a pipe in the basement. If the two inch vent ties into the three inch in the wall, with a "wye", it could change course there. Very sneaky sometimes!
You can look down the vent from the roof
( unless it offsets)and measure down to the first branch and see if the two inch ties in.
