"Refinish the kitchen hardwood - it's had vinyl on it for 67 years but I think I'll go back to wood" Wood floor in a kitchen is iffy. Have you looked at the new EVP flooring? Looks like wood, waterproof like vinyl. It's going in my kitchen and bar. |

I don't want to put fake wood in with real - it'll be too jarring. It'll look like I tried to match, and missed. Budget. First tenant...wood. If they booger it up, I'll drop vinyl in later. |

Wood flooring in the kitchen was the worst decision I have made on the entire gut and rebuild of my house. I too was trying to match the rest of the house (except the bathroom). My friend who works for a local disaster recover company warned me every time he saw me, not to put in real wood floors. He says it is the number one thing they have to fix, usually by tearing it out and replacing it with tile or vinyl. I now have half a dozen spots where the floor got moist and is now buckling. Not super bad, but I will have to address it in the next few years. I will be replacing it with ceramic tile that "looks" like hardwood. Almost an exact match for the real hardwood too. Just my experience though. |

Good point on the buckling. I had a window unit do that in my last house. However...my last house also had wood kitchen flooring and I didn't have any issues as far as that went. Of course, I was the owner and not just a tenant... My issue is as much aesthetic as budgetary. I removed a wall between the kitchen and dining room. Dining room has outstanding condition floors. And...I'd hate to cover up that much hardwood, but there's no real way to coherently break the flooring - by itself - into two "rooms" with the wall now gone. And, being a second floor apartment, the layout has you going up a flight of stairs and entering the kitchen. I dunno. I really only have to decide that one before I start installing cabinets. I can do all the rest first...cabinets can be the last thing I do. |

Maybe you could "inlay" a square vinyl section where you'd expect most of the water from a sloppy cook to go, as if it was a decorative area rug? Or not. |

Maybe use cork, or something with enough contrast so that it's obvious you meant it. |
