I mentioned in passing to my landlord that the electrical in my shop/garage is lacking in this older (1930s) house. Just one 15 amp circuit shared with the detached kitchen. He responded by having an electrician install a new service entrance to the house, and not only change the garage to two separate 20 amp 120v circuits, but also gave me 2x 240V 30A outlets - one for the servers and SANs I run out there, the other so I can run welders and foundry furnace. I've been renting from him for the last 4 years, was planning on moving when the lease is up to get a better shop. I'll now probably stay for a LONG time. |

A lot of landlords treat their properties like the depreciating assets they are. It appears this guy has some pride in ownership. Then too finding, and keeping, a good tenant isn't all that easy so it looks like a win-win situation here. |

Why would a property be a depreciating asset?? here in the UK they are exactly the opposite. |

Yep. Foundry...for metal casting. And a sandbox nearby... And yes, he has about 4 properties and keeps them up really well. My girlfriend rented from him before we moved in here together. Makes a huge difference. I couldn't buy here (San Jose West Side) for 3x as much as I pay in rent. |

Kevmean, for taxing purposes a income producing property can generally be depreciated to lower the tax bill. Lynrd, your land lord is not only nice but smart, its almost always better to keep a long term tenant than to be churning them. |

what do you cast? I've got a little foundry setup i've tinkered with but never cast anything useful except a peg to hang my coat on. |
