Yes, you're getting the shaft, just not quite so badly as last year, and just like everyone else in your town.

I ask again, would you rather they revalue your home at $500,000 and reduce your tax rate to 1.5% ?

If no, then I'll assume you get the point.

Imagine for a minute that your town didn't waste it's tax revenue. Would you still complain if your tax bill dropped even though valuation dropped too?

The point is that your valid gripe is about wasteful spending of tax dollars.

Not the hike in tax rate to offset the city-wide property devaluation.

If you pick the wrong battle, you'll fail in your objective.

Your taxes went down. There was no tax hike.

The last letter I received from my local tax office was that they were prevented from raising my assessed value by the amount they wanted to by state law, so they would be raising it by the maximum amount this year, and again the following year.

This site started as just an Illinois thing. You can search various kinds of local spending, based on compiled public records. They are trying to take it national. It only allows a very limited number of searches unless you log in, but registration is no big deal.

Dave, I gotta side with Blake on this one - sorry bud! Your home's value according to the gov't and the tax rate are completely arbitrary numbers used to arrive at the amount they want you to pay. The value they assign to your home has no bearing on what it's actually worth. The market value on my home is probably somewhere around $170-180k, but the town has its assessed value set at $40,700.

It's all just an arbitrary numbers game, like going to the car dealer and trading in your old vehicle. They can give you twice what your trade is worth but they're just going to pad it on the price of the new car.

Your bill went down, I wouldn't be making a stink about that. The new rate is only relevant with the updated value.

I don't care what my friggen house is worth I care about how much tax I pay Mark. I was paying $5000.00 on a house worth $247,000 and now I am paying $5000 on a house worth 165,000 am I the only one who sees a problem here? WTF are we supposed to do when the market turns around pay more holly crap I guess every town clerk is entitled to a $75,000 a year salary cause thats about where this is going. You know somebody has to actually work to produce an income here we can't have the entire ahhh forget it.

But Dave, what is your house actually worth on the market? If I had to guess, I'd say it's not $247k or $165k.

If they re-value the properties in your town in each year to align with market values, then I'd be worried about where the tax rate sits, but I doubt they do that. Like I said, my home has been valued at $40,700 for as far back as I can see despite having been sold (for much more) at least 3 times since it was valued at that.

If they want to raise your taxes, they can increase the rate or increase the value, it really don't matter what they do because all that matters is the change in actual dollars.

BTW - my taxes went up by about what yours went down, I'll let you know where you can send the check : )

Mark why did I pay $5000+ for taxes in 2012...
Because my house was worth $247,000 farg NO it hasn't been worth $247,000 in the past 5 years. The properties were being reassessed BECAUSE we are over TAXED guys and instead of doing the fiscally responsible thing that they said they were doing we got a smoke and mirrors with a hand on each shoulder "YOU MAY FEEL SOME DISCOMFORT" screwing.

We are in similar boat Brum. We have been overpaying paying taxes on a 200+k valued home for 8-10 years,... it hasn't been worth that in at least 5 yrs. Recent sold similar homes in my area went for about 140-160k. Our taxes have been about the same or higher. It's screwy. But they just made online poker legal... haha

Sounds like you were misinformed about the effect of the revaluation effort.

Railing against that is off course though. Raising a stink about the excessive spending would be right on target and is what might gain traction to help lower your taxes.

It kills me to see how property taxes are manipulated.. always in their favor to maintain a certain or greater income, we see it here in Oregon too. While we take it in the shorts as far as investment and real market value, they(county)protect their income base without remorse.. who endorses/regulates this? the private sector? ha, I think not.. most likely greedy self serving legislation slipped-in "under the radar".. it's not fair or just.. we are funding exorbitant state/local salaries, pensions, benefits, misc. allocations etc. etc, etc..all at our back breaking entrepreneurial expense. What happens when RMV's rise and they "refuse" re-adjust accordingly? ..just sickens me

A neighbor's house just like mine, 230-250k when purchased,.. now its' market value is about 150k. She just got her taxes lowered by 1k. It took her about 2 weeks, she did it herself, no lawyers or whatnot.

The elected city council is responsible for a city's budget.
The required number of city employees including police and firemen doesn't change when the economy takes a hit.

Get involved with your local govt! It's the easiest level of govt to affect. Take out a billboard on Main Street expressing your concerns. Review the budget and suggest where cuts ought to be made.

Just do it!

Your wrong in Nj the county is responsible the state and the town. There is no one person to talk to if you want to appeal your taxes you must send a letter to the county to schedule a hearing in the 12 days they give you to do so. You can not appeal the property value only the structure.
The required # of employees doesn't change no but the salary should or they should be paid a salary closer to our peer states employees and the required # who determines that? Cause we have a superintendent in every town most states it's district not town!!!!!!There is no way to entertain this as anything but criminal and my mind will not be changed.

But for the record, I stated that the

City Council

is responsible for the

City's budget.



The county and district are responsible for their own budgets.

You pay taxes to cover all three. It's the same here and most everywhere that I know.

I have started looking for a suitable place to live Blake. I have to take a couple more years of this but soon enough soon enough. That doesn't mean I have to sit by and be robbed till I move does it?

Sit by? of course not. You can sure raise a stink about excessive spending. To be most effective in that get involved with your local govt! It's the easiest level of govt to affect.
